Adrianna has nearly 20 years’ experience (gained both in private practice and in-house roles) working in property and construction law, for both private and public sector clients. She acts for private and public sector clients in their capacity as developers, vendors, purchasers, landlords and tenants in drafting and negotiating documents for, and project managing, commercial, industrial, retail and residential transactions. Adrianna also has experience in the infrastructure space, having recently worked on Sydney’s light rail and Metro projects.

Specifically, Adrianna provides advice in relation to, drafts documents and conducts due diligence associated with:

  • divestments and acquisitions of real property: commercial, retail, industrial and residential assets (including the drafting of contracts for sale, sale and leaseback arrangements, option deeds and ancillary documents)
  • agreements for lease, leases and licences (for commercial, industrial and retail projects and assets)
  • development projects and joint venture arrangements (eg. development, co-ownership and income support agreements, major agreements for lease and leases) for commercial, residential and mixed use developments.

Adrianna has been listed in The Best Lawyers in Australia guide as a leading lawyer for Real Property Law for 2024 and in the 2023 and 2021 Doyle’s Guide as a recommended NSW leasing lawyer.

Experience

  • Commonwealth Bank: advising the Bank on its agreement for lease, lease, precinct management agreement and ancillary documents to secure over 93,000 square metres of office space (campus style arrangement) in South Eveleigh, Sydney. At the time (2015) this was the largest pre-commitment of office space to date in Australia
  • Optus: advised Optus on its redevelopment of its existing headquarters and campus site at Macquarie Park, Sydney and a new 12 year lease (documented by way of agreement for lease and leases). This comprised over 84,194 square metre of office space over 6 buildings, with a book value of approximately $240 million
  • Zurich: advised the Zurich landlord and developer on its agreement for lease and lease for its new Australian headquarters at 118 Mount Street, North Sydney (and subsequent fund through arrangements). This comprised circa 16,000 square metres of office space
  • Mirvac: King Street Canterbury: negotiated a project delivery agreement with the Australian Turf Club in respect of the development and sale of residential and retail lots adjacent to Canterbury Racecourse
  • GPT: acted on various NSW commercial and industrial leases
  • AMP Group: acted on various leases for AMP as tenant (financial planning portfolio)
  • Parramatta City Council: acted on its Development Agreement with Transport for NSW in respect of the Parramatta Light Rail project. This included advising Council in respect of compulsory acquisition, easement and general property and titling due diligence matters as part of its negotiations with Transport for NSW
  • Centennial Park and Moore Park Trust: advised on its Development Agreement with Transport for NSW in respect of the Sydney Light Rail project and implementing arrangements contemplated in that document (eg. easements contemplated with utilities providers)
  • Valad Property Group (now 151 Property):
    • Sheraton Noosa hotel – acted on the acquisition of, and joint venture for, the asset
    • 1 Alfred Street, Sydney (Goldfields House) acted on proposed residential redevelopment and continued leasing of the site, pending redevelopment
    • acquisition and staged development of the former Pentridge Prison site
    • acquisition of 227 Elizabeth Street, Sydney.
